How long tire dry rot?

A person in the local paper is selling their stock Polaris RZR wheels and tires for 200$. I have a leaky front right tire on my sportsman so I was going to replace both front tires when I saw this ad. These wheels are brand new and so are the tires. The owner took them off when the bought their RZR new and put them in their garage attic. Here is the issue, they have been up there since 2008! He says no visible signs of cracking or dry rot (I haven't seen them) but the age definitely concerns me. its cool to get 4 new rims and tires for only 200$ but I technically do not need the new rims so for about the same price I could buy brand new "better" tires for the front of the ATV (100$ each or so for the tires I'm looking to buy)I do not "ride" ATVs for pleasure but use them just to get me from point A to point B around my property and for hunting. Id say if I put 200 miles on the quad a year (maybe like 30-40hrs), that would be a lot. Thoughts?
